If short-term rental income is part of your plan, Isle of Palms is your only option. The City of Isle of Palms permits short-term rentals with proper licensing, which is why you will find a healthy mix of primary residences, second homes, and actively rented vacation properties throughout the island.
Sullivan's Island, by contrast, has taken a much more restrictive stance on short-term rentals. The overwhelming majority of properties there are primary residences, and the community tends to stay that way. If you buy on Sullivan's Island hoping to offset your mortgage through vacation rental income, you will want to speak with an attorney and verify current town ordinances before making any assumptions.
There is a flip side worth mentioning: if you buy on Isle of Palms as a full-time resident, there is a real possibility your neighbors will be rotating vacation guests depending on the block. Some people do not mind it at all. Others find it less appealing. It is worth thinking through before you make an offer.
What Does Price Per Square Foot Look Like on Each Island?
Generally speaking, Sullivan's Island commands a higher price per square foot than Isle of Palms across the broader market. The island has a limited supply of homes, strong demand from buyers who want a quieter, more residential feel, and unable to subdivide any existing lots on the island. That scarcity tends to hold values up.
That said, the most premier waterfront and beach-adjacent properties on Isle of Palms can trade at figures that stand right alongside Sullivan's Island's top-tier listings. At the high end, the gap narrows considerably. If you are comparing a well-positioned oceanfront home on Isle of Palms to a comparable property on Sullivan's Island, you may find them closer in price than you would expect.
For buyers working with a specific budget, Isle of Palms often offers more options at a given price point, which is part of why it attracts a wider range of buyers.
What Are the Day-to-Day Amenities Like?
This is where the personality of each island really comes through.
Isle of Palms has a full-service grocery store, a liquor store, restaurants, shopping, recreational facilities, and even a concert venue at The Windjammer. If you want to run errands, grab dinner, or catch live music without leaving the island, Isle of Palms makes that possible. It has a livelier, more active energy, especially during peak season.
Sullivan's Island has a single row of shops and restaurants along Middle Street. The selection is smaller, but the atmosphere is relaxed and community-oriented. Most residents who want more variety make the short drive across the Ben Sawyer Bridge into Mount Pleasant, where you have access to everything from Whole Foods to local boutiques along Coleman Boulevard and the Town Centre area. Keep in mind all amenities can be accessed from either island!
Sullivan's Island also carries a depth of history that Isle of Palms simply does not have in the same way. Fort Moultrie, which played a significant role in the American Revolution and Civil War, sits on the island alongside a collection of World War II-era bunkers scattered across the landscape. If you are drawn to that kind of character and history woven into your surroundings, Sullivan's Island delivers it in a way that feels organic rather than curated.

After working with buyers across the country, searching all the way out to both islands, my honest read is this:
- If you want investment flexibility, more on-island conveniences, and a livelier atmosphere, Isle of Palms is the stronger fit.
- If you want a quieter, primarily residential community with historic character and do not need short-term rental income, Sullivan's Island tends to attract buyers who are very intentional about that lifestyle and rarely leave once they arrive.
Neither island is a compromise. They are just genuinely different places, and the right one depends on what you are actually looking for.
